Dense Cupcakes from scratch... HELP

    I've searched for recipes for cupcakes from scratch and I've tried two so far one using buttermilk and the other using fruit preservatives and regular whole milk...both cupcakes turned out DENSE.  How can I determine if I am overmixing or not?  The consistency of the buttermilk batter was runny while that of the whole milk was a bit more sticky.  HEEELLPPP!!!! :(
